Every quarter, I sit down with clients in our Alpine, Edgewater, Ridgewood, and River Vale offices, and across Northern Bergen County they all ask the same question in different ways: “Is this the moment to make a move, or should I wait for the next cycle?” As we approach the Second Quarter of 2026, my answer is that the market is rewarding those who are intentional, informed, and ready, not those who sit on the sidelines hoping for a perfect headline. Driven by everyday life decisions

Unlike purely seasonal markets, Northern Bergen is driven by everyday life decisions: school calendars, commutes, portfolio planning, and quality of life. That said, the beginning of summer acts like a reset button here. Serious buyers come back from spring with fresh pre-approvals, relocation packages are finalized, and many sellers quietly prepare and renovate their homes for launch.

A very deliberate form of urgency

What I am seeing from earlier 2026 is not a rush of panic buying, but a very deliberate form of urgency. When the right house hits, especially in and around Alpine, Tenafly, Cresskill, Closter, and Demarest, the best prepared buyers are still moving quickly.

For SELLERS, this quarter is less about timing the absolute top and more about putting your best product into a market that still has limited high-quality inventory. Walk your property as if you were a buyer flying in from New York City or overseas. Does your home tell a clear, compelling story the moment someone pulls into the driveway and scrolls through the photos on their phone? Thoughtful paint choices, lighting, landscaping, and staging are not cosmetic extras at this level; they are part of your return. The homes that are winning right now are the ones that feel “done” without feeling generic. Price those homes within the current range of recent sales, and the market still responds with strong showings and confident offers.

For BUYERS, the biggest mistake I see is waiting for a mythical “correction” that does not reflect the realities of a high-barrier market. Inventory is improving from the tightest days of the pandemic, but we are still far from a true buyer’s market in Northern Bergen. My advice is to narrow your target zone, then become an expert on that micro-market with me at your side. Study how different streets trade, where new construction is happening, and how school boundaries interact with value. When a listing checks the boxes on street, lot, layout, and long-term potential, be ready to analyze quickly and move decisively. The question should shift from “Is this the cheapest I can get?” to “Will I be happy I own this ten years from now?”

For INVESTORS, the second half of 2026 will be about quiet strength rather than quick and huge wins. Institutional money and individual investors alike are focusing on assets that will perform through multiple cycles: well-located single-family new developments, small clusters of homes near transit and retail, or mixed-use properties in emerging nodes. Cash-flow matters, but so does exit value for an end user. The best plays I am seeing are not necessarily the cheapest properties, but those with irreplaceable land, flexible layouts, and zoning or design potential that the average buyer does not immediately recognize.
