Every spring, I hear the same question in Alpine and across Northern Bergen County: “Is this still a good time to move?” In May 2026, my honest answer is yes, but only if you approach this market like a strategist, not a spectator.

Lifestyle is driving decisions

One of the most interesting shifts I am seeing is how lifestyle is driving decisions again. During the pandemic, urgency and fear of missing out pushed people into homes that were “good enough.” Today, my clients are looking for homes that fit the way they truly want to live over the next seven to ten years. That means outdoor space that functions like a private resort, layouts that support hybrid work, and kitchens that can host both weekday chaos and elegant entertaining. Well located properties that deliver on those points are still commanding strong prices, even as the broader national headlines talk about cooling.

At the same time, buyers are much more critical. They are reading inspection reports carefully, scrutinizing tax bills, and comparing recent sales on their phones while we are standing in the driveway. This is not a market where you can throw a number at the wall and hope. When a home in Bergen County is priced correctly and presented beautifully, it sells. When it is overpriced, the market is ruthless and the days on market clock becomes your enemy.

For SELLERS, my advice this spring is to think like a buyer before you list. Walk through your home as if you were seeing it for the first time. Would you pay top dollar for your own lighting, landscaping and bathrooms? If not, now is the time to address those friction points. You do not need a full renovation, but you do need a clear story: why this home, on this street, at this price, right now. When we craft that story together and support it with strong visuals and thoughtful pricing, the market responds.

For BUYERS, especially in the upper tier, I encourage a shift from “What is the cheapest I can get?” to “What will I be glad I own ten years from now?” The best opportunities I see are often homes with great bones on outstanding lots that need a design refresh, not a bulldozer. If you can see past dated finishes and imagine the finished product, there is real value in that vision. The key is partnering with the right team of architect, contractor and lender so the numbers make sense from the start.

For INVESTORS, 2026 in Bergen County is about patience and discipline. The quick flip mentality has mostly left the room. The investors who are winning now are the ones focused on acquiring irreplaceable dirt, adding thoughtful improvements and holding assets that will appeal to both high quality tenants and future owner occupants. Whether it is a single luxury rental or a small cluster of homes near a major corridor, the common thread is durability of demand.
